McGuinness Waddington Real Estate has been appointed to assist in the letting of over 400,000 sqft of space over 4 units at Core 42 Business Park at Tamworth. The site currently has planning permission for one bigbox unit of 345,414 sqft and three smaller units of 30,000 sqft, 20,000 sqft, and 14,500 sqft and also benefits from a large and already installed power supply of 3MVA.
Construction of the 30,000 sqft and 14,500 sqft units is due to start in the New Year with delivery of those units expected in summer 2020. Strong interest is expected from both traditional warehouse occupiers and trade occupiers especially given their frontage and direct access onto the A5.
Nick Waddington from MWRE said, “We’re excited to be joining the agency team at Core 42. With construction on the prominent smaller unit scheme expected to commence in the New Year, we expect of lot of interest from local and regional occupiers. On the larger plot of 17 acres, we will systematically be targeting national and international occupiers for Build to Suit requirements.”
Core 42 Business Park is located adjacent to Birch Coppice and the Birmingham Intermodal Rail Freight Terminal, within 0.5miles of junction 10 M42 with direct access to the A5. Local occupiers to the area now include OCADO, Volkswagen, Sainsbury’s, TNT, Greencore Group Plc, and UPS.
